Each applicant must provide: current contact information, 2 years of residential history, and employment/income details. Income and Employment Minimum gross income: 3x monthly rent for the household. Acceptable income verification (one or more): recent pay stubs (last 30 days), prior year tax return, W-2/1099, 3 months bank statements, benefit award letters, or other lawful sources. Source of income: We do not discriminate based on lawful source of income (including housing vouchers). Voucher holders are welcome; ability to pay the tenant's portion is the main criterion. Credit and Financial History A credit report will be obtained for each adult. Evaluation considers overall history, score, trade lines, delinquencies, collections, bankruptcies, and debt-to-income. Minimum standard: "Target 630+ with allowances for strong compensating factors". You may provide explanations or documentation for negative items. You may request a copy of your credit report obtained for screening. Rental History Preferred: 2 years verifiable rental history with positive references. No outstanding landlord debts or recent material lease violations. Provide the last 6 months of rent payment proof, if available. Criminal History Assessment We perform an individualized assessment; no blanket bans. We do not consider: arrests not leading to conviction; participation in diversion programs; sealed, expunged, or juvenile records. We may consider convictions that are directly relevant to resident safety or property security, evaluated case-by-case (nature, severity, time elapsed, rehabilitation). Occupancy Limits Standard: 2 persons per bedroom plus 1 (e.g., 1BR = 3 persons; 2BR = 5 persons), subject to local codes and fair housing guidance. Pets and Assistance Animals Pet policy: California AB 468 ESA. Assistance animals are not pets; reasonable accommodations are considered with appropriate documentation. Breed restrictions apply for pets. Smoking/Vaping Policy: "No smoking or vaping of any kind in unit or common areas" or specify designated areas. Parking/Vehicle Information If parking is provided/regulated, applicants must disclose vehicle info (make, model, color, plate) for permits and enforcement. Parking rules apply uniformly.
