Lease Terms A minimum 12-month lease is required. Monthly rent is $2,890. A security deposit is required prior to move-in. The first month's rent and security deposit are due at lease signing. Tenant is responsible for all utilities, including electricity, natural gas, water, sewer, garbage, internet, cable, and any other applicable utility services. Front landscaping is professionally maintained and included in the rent. Tenant is responsible for maintaining the backyard landscaping, including mowing, watering, weeding, and general upkeep. Renters insurance is required for the duration of the lease. Proof of an active renters insurance policy, including personal liability coverage, must be provided prior to move-in and maintained throughout the lease term. This is a non-smoking property. Smoking or vaping is not permitted inside the home, garage, or anywhere on the property. Parking is available in the attached two-car garage, driveway, and gated RV/trailer parking area. RV/trailer parking must comply with all applicable HOA rules and local regulations. Subleasing and short-term rentals (including Airbnb, VRBO, or similar platforms) are not permitted. Pets may be considered on a case-by-case basis with owner approval. Additional deposits and/or monthly pet rent may apply. All tenants agree to maintain the property in a clean, well-cared-for condition and comply with all applicable Field Stone Crossing HOA rules and regulations. Rental Qualifications To ensure a positive rental experience, all prospective tenants are required to complete a rental application. A $55 non-refundable application fee is required for each applicant 18 years of age or older. The fee covers the cost of credit, criminal background, eviction, rental history, employment, income, and identity verification. All applicants will be evaluated based on overall creditworthiness, rental history, employment, income verification, background screening, and the overall strength of the application. Renters insurance is required prior to move-in and must be maintained throughout the lease term. We are seeking long-term tenants who will appreciate and care for this home as if it were their own.
