Lease Addendum: Property Inspections, Pet Policy, and Insurance 1. Responsibility for Utilities. Tenant shall be solely responsible for the arrangement, connection, and payment of all utility services required for the Premises throughout the duration of the Lease term. This includes, but is not limited to: Electricity and Gas: Any and all charges for electrical, gas, or other fuel services. Water, Sewer, and Trash: All fees associated with water consumption, wastewater/sewer services, and refuse collection/disposal. Communication Services: All costs related to internet, cable television, telephone, or other telecommunication services desired by the Tenant. Tenant shall ensure all such utility accounts are transferred into their name(s) effective as of the Commencement Date of the Lease and shall maintain said accounts in good standing until the termination of the Lease. Failure to maintain utility services as required by this clause shall be considered a material breach of the Lease Agreement. 2. Notice of Non-Renewal. This Lease shall renew automatically on an annual basis unless either party provides written notice of their intent not to renew. Such notice must be delivered to the other party no later than sixty (60) days prior to the expiration of the current lease term. If such notice is not provided within this timeframe, the Lease shall automatically extend for an additional one-year term under the same terms and conditions, subject to any applicable legal rent adjustments. 3. Property Inspections. To ensure the proper maintenance and condition of the Premises, Owner (or Owner's authorized agent) reserves the right to conduct a routine inspection of the interior and exterior of the property every six (6) months. Owner will provide Tenant with at least twenty-four (24) hours' written notice prior to each inspection, which shall be conducted during reasonable business hours. 4. No Pet Policy. No animals, birds, reptiles, or pets of any kind shall be kept, permitted, or harbored on or about the Premises at any time, whether temporarily or permanently, without the prior written consent of the Owner. Any violation of this provision shall be considered a material breach of this Lease. 5. Renters Insurance. Tenant is required to obtain and maintain, at their own expense, a standard renters insurance policy throughout the entire term of the Lease. Said policy must provide adequate coverage for personal property and liability. Tenant shall provide proof of insurance to the Owner upon request and must name the Owner as an interested party if required by the policy provider.
