Lease terms

Lease Term: 12 months (Potentially negotiable for 6 or 9 month term depending on situation) Monthly Rent: $2,250 due on the 1st day of each month. Security Deposit: $2,250 (equal to one month's rent), due prior to occupancy. Late Fee: $75 if rent is not received by the 5th day of the month, plus $10 per day thereafter, not to exceed the limits permitted by South Carolina law. Any late fee policy should be clearly stated in the lease. Occupancy: Maximum of 6 occupants. Only individuals listed on the lease may reside in the property. Utilities: Tenant responsible for electricity, water/sewer, cable, internet, and any optional services. Landlord responsible for HOA fees. Pets: Up to 2 pets considered with landlord approval. Non-refundable pet fee of $250 per pet. Breed and weight restrictions may apply. Smoking: No smoking or vaping permitted inside the home. Maintenance: Tenant responsible for replacing HVAC filters, light bulbs, and routine cleanliness. Tenant must promptly report maintenance issues. Landlord responsible for major systems and structural repairs. Lawn and Exterior Maintenance: HOA maintains common areas and exterior landscaping. Tenant responsible for keeping patio and entry areas clean and free of debris. Renters Insurance: Tenant must maintain renters insurance with a minimum liability coverage of $100,000 during the lease term. Lease Renewal: Lease may renew annually upon mutual agreement. Written notice of intent to renew or vacate must be provided at least 60 days before lease expiration. Early Termination: Tenant may terminate early by providing 60 days written notice and paying an early termination fee equal to two months' rent unless otherwise agreed by the landlord. Move-Out Requirements: Property must be returned in clean condition, normal wear and tear excepted. Security deposit will be returned in accordance with South Carolina law, less any lawful deductions for unpaid rent or damages. South Carolina generally requires return and itemization of deductions within 30 days after termination and surrender of possession.
