Lease terms

The lease is a standard 12-month agreement, with shorter or longer terms available only if discussed in advance and renewals based on payment history and overall behavior. Move-in requires full payment, including one month's security deposit, and applicants must have no prior evictions. All occupants must be listed on the lease, and subletting, Airbnb, or adding additional residents without written approval is not permitted; guests staying more than 14 days must be disclosed. Rent is due on the 1st of each month, late fees apply, the renter pays for gas and electricity, and the landlord covers water. Tenants are responsible for the cost of any damages they cause, may not make modifications without written permission, and must maintain cleanliness by disposing of trash properly and avoiding flushing wipes, paper towels, grease, or other prohibited items. Proper ventilation is required to prevent mold, and all appliances must be used correctly. Smoking of any kind, including marijuana, is not allowed inside the building, and no illegal activities, loud pets, or disturbances are permitted. Quiet hours are from 10 PM to 7 AM, and tenants are expected to respect neighbors and avoid fights, loud music, or running business operations without approval. A 90-day move-out notice is required, and the apartment must be returned in the same condition it was given, with all keys returned; the security deposit will be refunded within 30 days minus any damages, and any abandoned belongings will be disposed of at the renter's cost. Overall, the lease is standard, and tenants are simply expected to remain calm, respectful, and considerate throughout their tenancy.
