Utilities: tenant pays utilities. Rooftop solar offsets most of the electricity cost. Taxes: tenant pays Hawaii Transient Accommodations Tax (TAT) for stays under 180 days, plus General Excise Tax (GET). GE/TAT numbers available on request. Deposit & screening: standard security deposit; income/credit check and references. Lease term: flexible 12-month, or shorter stays of roughly 3 6 months (can be discussed). Subject to HOA rules. AVAILABILITY & OWNER USE We use the home ourselves for part of the year, so we offer it two ways let us know which fits: 1) Long-term furnished lease (12 months) best for a household whose own schedule takes them off-island over summer and the winter holidays 2) Shorter furnished stay (3 months minimum, flexible lengths welcome), from a few months up ideal for a sabbatical, a winter away from mainland cold, or a season on island. Either way, we reserve a few pre-planned owner-use windows, kept off the rental calendar and agreed up front so there are no surprises: Winter holidays: approx. Dec 19 Jan 3 Summer: approx. Mid-Jun Mid/late Aug A spring-break week (late March / early April) may occasionally be requested by mutual arrangement.
