Lease terms

Utilities and HOA Fees: The Tenant is responsible for all utilities associated with the Premises, including but not limited to electricity, gas, garbage, Water, and internet services. This does not include Homeowners Association (HOA) fees, which shall be covered by the Landlord. The Tenant is expected to set up accounts with the respective utility providers promptly upon moving in and maintain timely payments throughout the lease duration. Pet Policy: Pets are welcome on the property, with a limitation to small dogs (weighing between 20-25 pounds maximum) and cats. A non-refundable pet fee of $100 per month is required for each pet. This fee is intended to cover additional wear and tear that pets may cause to the Premises. Tenants are expected to ensure that their pets do not cause disturbances or damage to the property. Maintenance and Repairs: The Tenant is obligated to keep the Premises in good, clean, and habitable condition. Any damage or necessary repairs not due to normal wear and tear must be reported to the Landlord immediately. The Tenant is responsible for minor maintenance such as replacing light bulbs and maintaining clean drains. Major repairs and issues arising from normal use will be addressed by the Landlord. Security Deposit: A security deposit equivalent to one month's rent is required at the time of lease signing. This deposit is held against potential damage to the Premises or unpaid rent. It is refundable at the end of the lease term, subject to the condition of the property and any outstanding charges. Advance Rent Payment: In addition to the security deposit, the Tenant is required to pay the last month's rent upfront. This payment ensures that the final month of the lease is covered, offering financial security to the Landlord. This amount is not to be used as a substitute for any other monthly rent payments throughout the lease term.
