Lease terms

No smoking of any kind anywhere on the property, including but not limited to cigarettes, cigars, vaping, marijuana, or any other substances. This applies to tenant and all guests; no illegal activity, including the use, possession, or distribution of illegal drugs. No pets, no parties or large gatherings, no illegal activity, no subleasing or short-term rentals, no unauthorized occupants, guests limited to 3 days without written approval, tenant must maintain property in good condition and avoid damage, no excessive noise or disturbances, landlord reserves the right to terminate tenancy for any violation of these terms in accordance with California. Rent must be paid in full and on time; nonpayment of rent will result in a 3-Day Notice to Pay Rent or Quit and may lead to termination of tenancy in accordance with California law. Common patio and walkway areas must remain completely clear at all times for safety, emergency egress, and maintenance access, including access to air-conditioning equipment; no storage, placement, or temporary obstruction of personal property is permitted in these areas.
