Lease terms

Utilities, Lawn Care, and Tenant Screening Utilities: Tenant shall be solely responsible for establishing and maintaining all utility services in Tenant's name and for paying all charges associated with the Premises during the term of the lease. This includes, but is not limited to, electricity, gas, water, sewer, trash collection, internet, cable, and any other utilities serving the property, unless otherwise stated in this Lease. Lawn Care and Exterior Maintenance: Tenant agrees to maintain the lawn and landscaping in a neat and orderly condition throughout the lease term. Tenant is responsible for mowing the grass, trimming vegetation as needed, removing weeds, and keeping the yard free of debris. Failure to properly maintain the lawn and landscaping may constitute a lease violation. Background and Credit Screening: Approval of this lease is contingent upon satisfactory screening results. All adult applicants (18 years of age or older) must complete a rental application and authorize the Landlord to obtain a background check, credit report, eviction history, and payment/rental history. The Landlord reserves the right to deny an application based on unsatisfactory screening results, in accordance with applicable federal, state, and local fair housing laws.
