LEASE TERMS AND PROPERTY POLICIES Available: March 1, 2026 1 Lease Term Lease is for a fixed term of twelve (12) months. Renewal may be considered upon mutual agreement. $1,295 UTILITIES INCLUDED, EXCEPT INTERNET 2 Rent & Security Deposit Rent in the amount of $1,295 is due on the 1st of each month. Security deposit of $1,000 required prior to move-in. Utilities are included for normal residential use, except WiFi to be provided by tenant. Excessive electricity or water use may result in additional charges. 3 Tenant Notice & Early Termination Tenant must provide 30 days written notice prior to vacating. Tenant remains responsible for rent through the lease term unless a new tenant occupies the unit earlier. Early Termination Fee: If Tenant vacates before lease end, Tenant must pay a fee equal to one month's rent. Payment of this fee does not release Tenant from rent obligations until a replacement tenant begins occupancy. Landlord will make reasonable efforts to re-rent the premises as required under Arizona law. 4 Occupancy & Conduct Ideal for single tenant, max two. Tenant agrees to maintain respectful noise levels and consideration for owner-occupied property. No smoking. No pets (unless approved by Landlord). Subleasing or short-term rentals (Airbnb, VRBO, etc.) is strictly prohibited. 5 Applicant Requirements Verifiable income of at least 2.5 monthly rent. Positive rental history. Credit and background screening required. In-person viewing required prior to lease approval. When inquiring, please include move-in date, number of occupants, and brief employment info. 6 Move-Out & Inspection Move-out instructions and inspection procedures will be provided upon receipt of written notice. Security deposit will be returned in accordance with Arizona law, minus any deductions for damages or unpaid rent. Because the utilities for the casita are connected to the main residence and not separately metered, Tenant agrees to use utilities reasonably and conservatively. "Excessive usage" is defined as usage substantially higher than typical single-occupant residential consumption, including but not limited to continuous operation of additional refrigerators/freezers, portable air conditioning units, cryptocurrency mining equipment, server equipment, water-filled furniture, or unusually long daily water use. If Landlord reasonably determines that utility usage has materially increased beyond normal residential levels, Landlord may provide written notice to Tenant. After notice is given, Tenant shall have seven (7) days to correct the excessive usage. If excessive usage continues after notice, Tenant agrees to reimburse Landlord for the additional utility costs attributable to Tenant's occupancy. Charges will be based on the increase shown on the utility bill compared to the average of the previous three (3) billing periods prior to Tenant's occupancy or prior normal usage levels. Such additional utility charges shall be considered additional rent and due with the next rental payment.) 7 Mail Delivery: Tenant shall maintain a personal mailing address (such as a P.O. Box) for all mail delivery. 8 Tenant Responsibilities: Tenant agrees to .. Pay rent in full and on time each month. Due on the 1st of every month. Maintain the premises in a clean and sanitary condition. Properly dispose of all trash and recycling in designated containers. Use all appliances, plumbing, electrical, heating, and air conditioning systems in a reasonable manner. Promptly notify Landlord of any maintenance issue, water leak, or unsafe condition. Not intentionally or negligently damage the premises. Tenant is responsible for repair of damage caused by Tenant or Tenant's guests beyond normal wear and tear. Not disturb neighbors or the Landlord's peaceful enjoyment of the property, including excessive noise, parties, or nuisance behavior. Comply with all local laws, parking regulations, and community rules. Not change or add locks, install satellite dishes, or make alterations without written permission. Allow reasonable access for repairs, inspections, or maintenance with proper notice as required by Arizona law. Be responsible for the conduct of guests and visitors. Tenant is responsible for routine upkeep including replacing light bulbs, maintaining air filters, and clearing minor plumbing clogs caused by normal use. 9 Guest Policy: Guests are permitted for short visits only. Any guest staying more than fourteen (14) consecutive days or more than twenty-one (21) total days within any six-month period must receive prior written approval from Landlord. Unauthorized occupants are a material violation of the lease and may result in termination of tenancy and/or additional rent charges. 10 Quiet Enjoyment/Noise: Tenant agrees to maintain reasonable noise levels and respectful conduct at all times. Quiet hours are between 10:00 PM and 7:00 AM. Loud music, parties, or behavior that disturbs the Landlord or neighboring properties is prohibited and constitutes a violation of the lease. 11 Parking: Tenant is to park on street. Parking in the driveway, blocking trash containers, or parking additional vehicles on the property is not permitted without written approval from Landlord. 12 Maintenance Reporting Requirement: Tenant must promptly notify Landlord of any leak, plumbing backup, appliance malfunction, pest activity, or unsafe condition. Failure to report a maintenance issue that results in additional damage may make Tenant financially responsible for resulting repairs. 13 Insurance: Renter's insurance is required and must remain active for the duration of the lease.
