Lease terms

Lease Term: This is a 12-month fixed-term lease. Rent: Monthly rent is $2,400, due on the 1st of each month. Security Deposit: A security deposit of $2,400 is required upon signing. Income Requirement: Applicants must provide proof of gross monthly income equal to at least 2.5 times the monthly rent. Utilities: The tenant is responsible for the setup and payment of all utilities (including electricity, gas, and internet) in their own name. For water service, the account will remain in the owner's name; the owner will provide copies of the water bills to the tenant, and the tenant shall reimburse the owner for the full cost of said water service within 7 days of receiving the invoice. Trash and Recycling: Trash collection occurs every Tuesday, and recycling pickup occurs every Tuesday. Notice to Vacate or Renew: To ensure a smooth transition, the tenant must provide written notice of their intent to vacate or renew at least 60 days before the lease expiration date. If the lease expires and no new agreement is signed, the tenancy will automatically convert to a month-to-month arrangement, requiring a 30-day written notice from either party to terminate. Appliances: The property is provided with a washer and dryer. These appliances are provided as-is for the tenant's convenience; the owner is not obligated to replace or repair them if they cease to function. Pet Policy: Pets are strictly prohibited.
