Lease terms

Minimum of one year lease term required. 1) Please note the current published monthly rent on Zillow for a 12-month lease. 2) We require first month rent and a security deposit equal to one month rent at signing. Funds must be verified prior to receiving keys and position. 3) Tenant pays water, sewer, gas & electric. 4) The rent deposit will be return with the security deposit after moveout, after any deductions. Further it will not serve as the last month's rent but a rent deposit for unpaid rent. 5) Required gross income requirement is three (3) times the monthly rent for this duplex/townhome. At least one year on the job. Paystub documentation required for proof of income. 6) We do not accept most felons. 7) We do not accept previous evictions. 8) Minimum credit score is 650. 9) Minimum of two (2) years rental history, landlord information, numbers and one year work history required. 10) This is a three-bedroom, one bath duplex and limited to six (6) occupants max. 11) Must purchase renter insurance for length of lease . Renters insurance is required with liability of $300k and company listed as interested third party. 12) Everyone over the age of eighteen (18) must fill out their own an application and qualify to these stated terms/requirement's. 13) Lease will contain more detailed information for all terms and conditions.
