Lease terms
12-month lease. No smoking in the apartment. Tenant must have and maintain renters insurance; landlord takes no responsibility for personal property. Tenant agrees to 60 days written notice before not renewing lease. Tenant has use of both tandem parking spaces assigned to unit. Apartment will be returned in good condition, plastered and painted white. Security deposit returned within 30 days of vacating. Tenant will abide by all municipal ordinances including trash, recycling, and noise. No personal property in hallways. Landlord reserves the right to access the apartment for any reason with 48 hours written notice, immediately in case of emergency. Basic maintenance of appliances is the responsibility of the tenant. Tenant is responsible for the first $100 of any appliance repair; existing appliances will not be replaced by landlord. Any changes, projects, or alterations to the apartment must be presented in writing and approved by the landlord. Tenant agrees to notify landlord in writing of any persons not on the lease staying for an extended period of time. Anything left in the apartment after the lease ends will be disposed of. Tenant is responsible for the thermostat and temperature of the apartment; interior temperature must not drop below 60 F to prevent pipes from freezing. Failure to adhere to these provisions may result in full or partial surrender of security deposit and termination of lease.
