Lease terms

This four-bedroom home is available for a minimum 12-month lease. A security deposit and the first month's rent are required before move-in. Tenants are responsible for maintaining the home in clean and good condition throughout the lease term. Utilities, including electricity, gas, water, internet, and trash service, are the responsibility of the tenant unless otherwise stated in the lease agreement. The property may only be occupied by the individuals listed on the lease. Subleasing, short-term rentals, and unauthorized occupants are not permitted without prior written approval from the landlord. Pets may be considered with landlord approval and may require an additional pet deposit or monthly pet fee. Smoking (Cigarettes, cigars) are not permitted inside the home. Tenants are responsible for routine upkeep, including changing air filters, replacing light bulbs, maintaining the yard, and promptly reporting any maintenance concerns or property damage. Alterations, painting, mounting large fixtures, or making structural changes require written approval. Renters insurance is required for the duration of the lease. All applicants are subject to income verification, rental history review, credit screening, and background screening. Additional rules, fees, renewal terms, and move-out requirements will be outlined in the final lease agreement.
