Lease terms

Tenant agrees to maintain the property in a clean, safe, and well-kept condition throughout the lease term. This includes routine upkeep of both the front and backyard, including but not limited to: * Mowing the lawn on a regular basis. * Watering and maintaining the grass and landscaping as needed. * Removing weeds, leaves, and other yard debris. * Trimming shrubs and maintaining the overall appearance of the yard. * Keeping the fenced backyard clean and free of excessive clutter, trash, or pet waste. The tenant is responsible for ensuring the yard is properly maintained to prevent damage or deterioration. Failure to maintain the landscaping may result in charges for professional lawn care or repairs, as permitted by the lease. Additionally, the tenant is responsible for establishing and paying for all utilities associated with the property for the duration of the lease. This includes, but is not limited to: * Electricity * Natural Gas (if applicable) * Water * Sewer * Trash Collection * Internet * Cable/Satellite (if desired) All utility accounts must be transferred into the tenant's name prior to or on the lease commencement date and remain active throughout the tenancy. The tenant shall promptly notify the landlord of any maintenance issues that could result in damage to the property if left unaddressed. Upon execution of this Lease Agreement, the tenant shall pay the security deposit and any prorated rent due for the partial month, if applicable. These funds must be received by the landlord before possession of the property or delivery of keys. Failure to remit the required security deposit and prorated rent upon signing may result in cancellation of the lease agreement at the landlord's discretion. Accepted payment methods shall be communicated by the landlord prior to lease signing. The lease shall not be considered fully executed, and the move-in date shall not be guaranteed, until all required move-in funds have been received and cleared.
