The base rent is $4950 for a 12 month lease, but there are options if a tenant wishes us to include furniture and/or utilities. Rent = $4950/mo if the townhouse is unfurnished and tenant pays all utilities Rent = $5200/mo if the townhouse is fully furnished and tenant pays all utilities Rent = $5600/mo if the townhouse is fully furnished and all utilities are covered (Utilities = water, sewage, garbage, internet, electricity, gas. Cable TV is not included but can be made available upon written request as a monthly pass-through addition to the stated rent) There is also a possibility to negotiate a 10 month academic year rental period Tenant selection criteria for 5308 Southampton Est, Houston, TX 77005 Tenant(s) must have: No evictions No criminal convictions (especially involving issues such as violence, types of assault, stalking, harassment, theft, fraud, or property damage) Positive references, especially of rental history and on-time payments A logical, professional trajectory if there is a frequent history of moving (for example, recent college graduates who have had internships, graduate programs, etc...) Financial ability to pay rent on time. It is centered in one of the few walkable neighborhoods in the Houston area. The house has three bedrooms, 2.5 baths, and a two car garage. The master bedroom is very large, as is the master bathroom, which has two separate vanities, separate tub and shower, water closet, and two large walk-in closets. The other two bedrooms also have walk-in closets. All bedrooms have plantation shutters, and the two upstairs full baths have Caesarstone Calacatta Nuvo counters and Calacatta Arabesque marble tile floors. Rounding out the upstairs is a library area with hardwood flooring and a laundry room. The stairs have hardwood flooring as does the entire downstairs. The downstairs contains a large living room with fireplace, large kitchen with center island and Caesarstone Calacatta Nuvo counters with cement tile backsplash, dining room, entry foyer, and 1/2 bath. French doors in the living room and in the kitchen lead outside to a wrap around deck, crepe myrtle trees, plantings, and maintenance-free turf. If tenants desire, the property can be provided fully furnished as shown in the images with utilities paid, as described below.
