Welcome! To ensure full transparency regarding the care and financial responsibilities of the property, please find the breakdown of the lease terms below: 1. Utilities & Services The Owner and Renter will share responsibility for utilities and property upkeep as follows: Owner's Responsibility: The Owner will cover the costs for Water, Rubbish/Trash collection, and Solar Energy. (Please note: Solar is provided to offset standard electrical usage; excessive use beyond solar production may be subject to review). Renter's Responsibility: The Renter is responsible for establishing and paying for the Gas utility. Additionally, the Renter is responsible for monthly yard maintenance to ensure the exterior of the property remains in good condition. 2. Payment at Signing Upon signing the lease agreement, the Renter is required to provide the Last Month's Rent in full. This is in addition to the standard security deposit and first month's rent. 3. Property Policies Smoking: This is a smoke-free property. Smoking of any kind is strictly prohibited indoors. Pets: To maintain the condition of the home, absolutely no pets are permitted on the premises without prior written consent from the Owner. If you wish to request a pet waiver, please submit it in writing for review. Section 8 Rental Discount We are proud to support affordable housing initiatives. Personnel receiving Section 8 housing assistance are eligible for a 15% discount on the monthly contract rent. * Standard Rent: $2,500.00 * Section 8 Discounted Rent: $2,125.00 Note: The 15% discount is applied to the total monthly rent amount before the voucher subsidy is calculated. This results in a monthly savings of $375.00.
