Lease terms

RESIDENTIAL LEASE TERMS (HOUSTON, TEXAS) 1. PARTIES This Residential Lease Agreement ("Lease") is entered into between Landlord and Tenant(s) for the rental of the property described below. 2. PROPERTY The Landlord hereby leases to Tenant the residential property located at: 5306 Briarbend Dr, Houston, Texas ("Premises"). 3. LEASE TERM The Lease shall commence on [Start Date] and terminate on [End Date], unless earlier terminated in accordance with this Lease. 4. RENT Monthly Rent: $2,700.00 Due Date: Rent is due on the 1st day of each month. Payment Method: Zelle 5. LATE FEES Rent is considered late if not received by the 3rd day of the month. Late Fee: $100 initial fee + $10 per day thereafter until paid (not to exceed Texas legal limits). 6. SECURITY DEPOSIT Security Deposit: $2,700.00 (equal to one month's rent) Due prior to move-in. The deposit will be held in accordance with Texas law and returned within 30 days after move-out, less lawful deductions. 7. PET POLICY Pets are allowed with Landlord approval. Pet Deposit: $500.00 (refundable) Tenant is responsible for any damage caused by pets. 8. MOVE-IN COSTS (TOTAL DUE BEFORE OCCUPANCY) First Month's Rent: $2,700.00 Security Deposit: $2,700.00 Pet Deposit: $500.00 Total Due: $5,900.00 9. USE OF PREMISES The Premises shall be used for residential purposes only. Only the following occupants are permitted: [List Names]. No subleasing or assignment without written consent of Landlord. 10. UTILITIES Tenant is responsible for payment of all utilities, including but not limited to: Electricity Gas (if applicable) Water/Sewer Trash Internet/Cable 11. MAINTENANCE & REPAIRS Tenant shall maintain the Premises in clean and good condition. Tenant shall promptly notify Landlord of any maintenance issues. Tenant is responsible for damages caused by negligence or misuse. 12. SMOKING POLICY Smoking is [prohibited / restricted] on the Premises. 13. ENTRY BY LANDLORD Landlord may enter the Premises with reasonable notice (typically 24 hours), except in emergencies. 14. DEFAULT Failure to pay rent or comply with Lease terms constitutes default and may result in termination and eviction in accordance with Texas law. 15. MOVE-OUT CONDITION Tenant agrees to return the Premises in clean condition, normal wear and tear excepted. Deductions may include: Damages beyond normal wear Unpaid rent Cleaning/repairs Pet-related damages 16. GOVERNING LAW This Lease shall be governed by the laws of the State of Texas. 17. ENTIRE AGREEMENT This document constitutes the entire agreement between the parties.
