Lease Terms * One-year lease. * First month's rent due at signing. * Under Washington law, tenants may request in writing to pay the last month's rent and security deposit in six equal monthly installments. * Tenants are responsible for all utilities. * Pets are considered with landlord approval. A $30 monthly pet rent per pet and a $250 refundable pet deposit apply. Current vaccination and veterinary records are required. * Applications are processed through Zillow. Tenant Screening Criteria * Non-smoking property. * Household income should generally be at least three (3) times the monthly rent. For student applicants, qualified co-signers are welcome. * Minimum credit score of 660, if a credit score is available. Student loan debt and medical collections may be considered as part of the overall application. * Qualified co-signers are accepted for applicants who do not independently meet the income or credit requirements. * Bankruptcy history older than five (5) years may be considered. * Applicants must provide proof of income or employment. A written offer of employment may be accepted with supporting documentation. * Government-issued photo identification is required. * Cats and dogs are considered with landlord approval.
