Lease terms

Repair Clause: Tenant will, at his/her sole expense, keep and maintain the leased premises and appurtenances in good and sanitary condition and repair during the term of this lease and any renewal thereof. In particular, Tenant will keep the fixtures in the house or on or about the leased premises in good order and repair; keep the furnace clean and replace air filters; keep the electric bills in order; keep the walks, and backyard free from dirt, debris, and vegetation; and, at his sole expense, will make all required repairs to the plumbing, range, heating, apparatus, and electric and gas fixtures whenever damage thereto will have resulted from Tenant 's misuse, waste, or neglect or that of his employee, family, agent, or visitor. Major maintenance and repair of the leased premises, not due to Tenant 's misuse, waste, or neglect or that of his employee, family, agent, or visitor, will first be the responsibility of the Tenant up to and including the first $150 per item repair. After the first $150 per item per repair, the remaining charge will be the responsibility of the Landlord or as he assigns. Tenant agrees that no signs will be placed or painting done on or about the leased premises by Tenant or at his direction without the prior written consent of Lessor. Maintenance Clause: Tenant is responsible for snow removal. Front lawn and back yard maintenance and cutting costs are the responsibility of the lessee. As this building is part of a community block, if Tenant fails to complete snow, lawn, or yard maintenance in a timely manner, Landlord reserves the right to have the services performed by a third party and bill the Tenant for the cost accordingly. Late payment clause: For any rent payment not paid and received by Landlord by the date due, Tenant will pay a late fee in the amount of Twenty Five Dollars ($25) per day. Renters insurance clause: Landlord has obtained insurance to cover fire damage to the building itself and liability insurance to cover certain personal injuries occurring as a result of property defects or Lessor's negligence. Lessor's insurance does not cover Tenant's possessions or Tenant's negligence. Tenant will obtain a renter's insurance policy, no less than $100,000 worth, to cover damage or loss of personal possessions, as well as losses resulting from their negligence. The Tenant is also required to show proof of renter's insurance prior to moving into property. Lockout clause: If Tenant becomes locked out of the premises, Tenant will be required to secure a private locksmith to regain entry at Tenant's sole expense as well as pay for any damage caused by regaining entry.
