I'd like a one year lease. I think it's simpler to just collect $100/mo. for utilities and keep them in my name. Tenant pays for internet. No extra rent or deposit for a pet, this a very dog friendly neighborhood. I'm not sure about requiring renters insurance, we can talk about that.

The neighborhood
About the building
I am renting the ground floor of a two story Venice house in a very central location.
The ground level is completely separate from the second level.… There is sound deadening in the floor/ceiling assembly and with the concrete block walls it's very quiet.
The lower level comes and goes from Brooks, I live on the second level and enter and exit from the alley exclusively.
This house/location would be ideal for a live/work situation.
The beach is 5 blocks away and Abbot Kinney, Golds gym, Google and Whole Foods are all just a couple blocks walk from here.
There is a private front yard and entrance through a porch and front facade from the restored 1926 house.
The kitchen, bedroom and bathroom addition was built 20 years ago and all rooms have 12' ceilings with exposed concrete block.
There is a newer mini split heat pump for AC and heat and the washer and dryer is in the kitchen.
The outside grill is natural gas.
Parking is on the street.
