Lease terms

Lease Terms -12-month lease beginning September 1, 2026 and ending August 31, 2027. -Rent due on the 1st of each month. -Occupancy limited to approved tenants listed on the lease. -No subletting, short-term rentals, or assignment of the lease without prior written approval from the owner. Owner pays for water, sewer, and trash service. -Tenant is responsible for gas, electric, internet, cable, and any other utilities not specifically included above. Tenant must establish gas and electric accounts prior to move-in. -Pets are negotiable and subject to owner approval following a pet interview. Additional pet terms, documentation, and fees may apply. -No smoking, vaping, or use of tobacco, cannabis, or similar products inside the home or anywhere on the property. -Tenant is responsible for maintaining the premises in a clean and sanitary condition. Snow removal and placement of trash and recycling bins at the curb on collection days are shared responsibilities between Unit 1 and Unit 2 tenants. -Renters insurance is strongly encouraged and may be required prior to move-in. -Property must comply with all local, state, and federal laws and regulations. Additional Pet Information -Pets considered on a case-by-case basis. -Number, size, breed, age, temperament, and vaccination status may be considered during approval. -Owner reserves the right to approve or deny any pet application. -Tenants are responsible for any damage caused by approved pets and for maintaining the property in a clean and safe condition.
