Lease Details: Estimated availability: August 1 2026 (subject to completion) Minimum 12-month lease Security deposit equal to one month's rent First month's rent and security deposit due at signing Proof of income required with application Utilities: Tenant responsible for all utilities except water/sewer, which are paid by owner (Solar panels installed to help reduce electricity costs) Rent & Fees: Monthly Rent: $3,000 Security Deposit: Equal to one month's rent Rent due on the 1st of each month Late fee applies if rent is not received after 10 days Parking: One reserved on-site parking space included Additional vehicles must use street parking only (Please keep driveway clear for other tenants) Pets: One small dog allowed upon approval Additional monthly pet fee: $50 No cats permitted Tenant is responsible for any pet-related damage or excessive cleaning costs Smoking Policy: No smoking permitted anywhere inside the unit or on the property Washer & Dryer: Washer/dryer hookups only (no in-unit machines provided) HVAC/Mini Split Maintenance: HVAC filter must be cleaned/emptied by tenant at minimum every 3 months Tenant agrees to maintain unit in good operating condition and notify owner of any issues promptly General Policies: No subleasing or short-term rentals allowed Tenant must maintain premises in clean and sanitary condition Quiet enjoyment of neighbors and surrounding property is expected Renter's insurance is strongly recommended
