Lease terms

Minimum lease term is 12 months. Longer lease terms may be considered. First month's rent and security deposit are due prior to move-in. Tenant is responsible for all utilities, including electricity, water, sewer, and trash services. These services are provided through Lakeland Electric and associated utility providers. Tenant is responsible for all lawn care and landscaping maintenance, including regularly mowing, edging, trimming, weeding, and keeping the yard in a neat and well-maintained condition. This is a non-smoking property. Smoking, vaping, or use of tobacco products is not permitted inside the home or garage. Tenant must comply with all HOA rules and regulations and conduct themselves in a respectful manner toward neighbors. Excessive noise, disturbances, or nuisance behavior will not be tolerated. Vehicles may not be parked in a manner that blocks sidewalks, roadways, or violates HOA parking restrictions. Tenant is responsible for routine household maintenance, including: Replacing HVAC air filters regularly. Replacing light bulbs and smoke detector batteries as needed. Keeping drains clear and preventing clogs caused by tenant use. Maintaining cleanliness of the home and preventing mold, mildew, or pest issues resulting from tenant neglect. Promptly reporting maintenance concerns, leaks, plumbing issues, or needed repairs to the landlord. Tenant is responsible for any damage caused by themselves, household members, guests, or negligence beyond normal wear and tear. Upon move-out, the property must be returned in substantially the same condition as received, excluding normal wear and tear. Costs associated with cleaning, repairs, damage, excessive wear, stains, trash removal, or abandoned property may be deducted from the security deposit as permitted by Florida law. If a tenant wishes to terminate the lease before the expiration date, a minimum of 30 days written notice is required. The tenant will be responsible for an early termination fee equal to one month's rent. The security deposit may be applied toward unpaid rent, damages, cleaning costs, or other charges permitted under Florida law following move-out inspection. Renters insurance is required throughout the lease term. Tenant must maintain renters insurance with a minimum of $100,000 personal liability coverage and provide proof of coverage prior to occupancy and upon policy renewal. The property is equipped with EV charging capability, allowing tenants to conveniently charge electric vehicles at home. Community Expectations This property is located within an HOA community. Tenants are expected to be respectful of neighbors, maintain the property in a clean and orderly condition, follow all HOA rules and regulations, and avoid excessive noise or disruptive behavior. Failure to comply with HOA requirements may constitute a lease violation. Pet Policy No cats are permitted on the property. A maximum of one (1) dog may be considered, subject to landlord approval prior to move-in. Approved dogs must be well-behaved, properly vaccinated, and comply with all HOA rules and local ordinances. A non-refundable pet fee of $300 is required for any approved dog and must be paid prior to occupancy. Tenant is responsible for cleaning up after their pet at all times and ensuring the pet does not create excessive noise, disturbances, property damage, or nuisance conditions for neighbors. Any damage caused by a pet, including damage to flooring, landscaping, doors, walls, screens, or other portions of the property, shall be the tenant's responsibility and may result in additional charges beyond the pet fee and security deposit, as permitted by Florida law. Unauthorized pets are considered a lease violation and may result in additional fees or termination of the lease.
