Lease terms

Pets: Pets are allowed (up to 2) Approved pets: cats and dogs An additional $25 month fee or you can pay a yearly fee of $300 for one pet. A second pet is an additional $15 a month. Tenant is responsible for: Any damage caused by pets - [ ] Pet waste removal - [ ] Noise or nuisance caused by pets - [ ] Additional cleaning required due to pets Utilities and Services: Tenant is responsible for payment of: - [ ] Electricity - [ ] Gas - [ ] Water/Sewer Yard Maintenance: Tenant agrees to maintain the yard by: - [ ] Mowing lawn regularly during growing season - [ ] maintaining landscaping - [ ] Keeping yard free of trash and debris - [ ] Properly caring for plants, trees, and outdoor areas Appliances and Fixtures - [ ] Tenant agrees to use appliances properly and notify landlord promptly of repairs needed. - [ ] Washer and dryer are on site, and tenant is responsible for washer and dryer repairs and notify landlord of any issues with appliances. - [ ] Tenant can not use drano down any drain Occupants - [ ] No additional occupants may move in without prior written approval from the landlord. - [ ] An individual can not live in shed Maintenance and Care of Property Tenant agrees to maintain the property in a clean and sanitary condition. Tenant responsibilities include: - [ ] Promptly reporting maintenance issues - [ ] Replacing light bulbs and basic household items - [ ] Preventing plumbing damage caused by improper use - [ ] Maintaining reasonable cleanliness - [ ] Properly disposing of garbage and recycling - [ ] Keeping windows, doors, and appliances in good condition Tenant shall not make alterations, paint, install fixtures, or modify the property without written permission. Smoking Policy: - [ ] Not allowed anywhere on the property Parking and Vehicles - [ ] Vehicles must be legally registered, operational, and parked only in approved areas (driveway and street) - [ ] No abandoned, leaking, or inoperable vehicles are permitted. Noise and Conduct - [ ] Tenant agrees to respect neighbors and maintain reasonable noise levels. - [ ] Tenant and guests shall not engage in activities that disturb neighbors or violate laws. Guests Guests may stay temporarily but may not establish residency without written approval from the landlord. Tenant is responsible for the behavior and actions of all guests. Move-In and Move-Out Condition Tenant acknowledges receiving the property in clean and acceptable condition. Tenant agrees to: - [ ] Return the property in substantially the same condition as move-in - [ ] Remove all personal belongings - [ ] Clean appliances, floors, fixtures, and surfaces - [ ] Return all keys and access devices A move-out inspection may be completed. Damage and Repairs Tenant must notify landlord promptly of leaks, damage, safety issues, or needed repairs. Tenant may be responsible for costs resulting from negligence, misuse, or failure to report problems promptly. Landlord Access Landlord may access the property as permitted by law, including for inspections, repairs, maintenance, or showing the property to prospective tenants or buyers with proper notice. Lease Violations Failure to follow lease terms may result in notices, charges, termination of tenancy, or other remedies allowed by law.
