12-month lease term (July 1, 2026 through June 30, 2027). Monthly rent is $2,600 with a $2,600 security deposit. One approved small dog permitted with a $300 non-refundable pet fee. No smoking or vaping permitted inside the home. Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet, cable, and any other utility services. Tenant is responsible for replacing HVAC filters as needed and maintaining the property in a clean and sanitary condition. Attached 2-car garage and off-street parking included. HOA community rules apply. Applicants will be subject to credit, background, income, and rental history verification. Applicant Requirements: Preferred minimum credit score: 650 Preferred household gross income: at least 3 times the monthly rent Credit, background, and eviction screening required for all adult applicants Employment and income verification required Previous landlord references may be requested Applicants may be responsible for any application, credit, background, eviction, or screening fees charged by the screening provider. Screening fees are non-refundable. Submission of an application, payment of screening fees, or completion of screening does not guarantee approval or reservation of the property. Applications are evaluated based on credit history, income verification, employment verification, rental history, background screening, occupancy requirements, and overall application review. The property will remain available until a lease agreement has been fully executed and all required funds have been received and cleared.
