Lease terms
This is a year lease, with move in date on the first weekend of the month and move out on the last weekend of the month. Rent of $1,000 is due on the first of the month. There will be a grace period of seven days, after that a$40 late fee will be applied. There will also be an insufficient fund fee of $30 if you don't have the rent in your account. A security deposit of $2,000 is due at signing. The deposit will be returned to you in 14 days if the unit is in good condition. If there is damage then we will assess the property and keep what the repairs will cost and return the rest within 30 days. To renew the lease pay the rent and we will contact you to sign a renewal form. If you are planning to move out please give a 30 day notice. There will be a walk through before moving in and after moving out. Payment can be through Zelle, or through Zillow or Cashier's Check. We will also need 3 references to complete your application Two things will terminate your lease. The first one is drugs. There is to be no drugs in the unit at anytime. This includes marijuana. If we discover drugs we will start the eviction process immediately. The second is not paying your rent. If you miss two months then we will keep the security deposit and ask you to move. You will have your own mailbox at the entrance of your apartment. When you write the address add unit B to indicate that it is for the apartment and not the main house. The utilities will be paid for. This includes electric, water, fuel, and trash. This will not include internet, so you will have to find your own provider. Your entrance will be the front deck, as it will be the shortest way to get to your apartment. Your car may be parked in the driveway on the far left side. We use the garage and need to be able to get in or out when we need to without having to have a car moved first. Your guest may park on the side of the street. We prefer non- smokers, but if you do smoke please go to the front deck or backyard. As we are non- smokers and don't want the smell in the main house. Discard your cigarette butts in an ashtray and when full take a shopping bag and dump the contents in and place it in the green garbage can. The two areas that will be shared will be the kitchen and the laundry room. You have a kitchenette with a refrigerator and microwave,but no stove or oven for cooking. So, we have a cooktop and wall oven that you can use. All we ask is that you buy your own food. Plus we request that after you are done to clean up. We have others who live here and we all use the kitchen. When it comes time to do your laundry we have a washer and dryer that you can use. Again all we ask is that you buy your own laundry detergent. As everyone has specific days that they can do laundry we will work out the best day for you to do your laundry. There are no pets allowed with the exception of service animals. If you have a service animal we request to see documentation on the service animal. If you are away from the apartment more than 14 days ( unless you are on a vacation and let us know) this will be a breach of lease and we will contact you to let you know that we will hold your property for a week and then we will dispose of anything that is in the unit. Garbage pickup is on Monday. Please if your indoor garbage can is full, take it out to the green garbage can and dump it. Missed garbage will have to wait until the following week and that can be smelly. If too smelly we will have to ask you to take it to a dumpster. We ask that you keep noise at a decent level. We know that you have to be able to hear the tv or whatever music you are playing, all we ask is that keep it to where you can hear it and not the whole house. We will take care of the majority of the maintenance that belongs to the house. But, if something happens in the unit that you cannot take care of, please let us know immediately so we can fix it for you. All we ask is that you keep the unit clean.
