**Rental Requirements & Terms** **Tenant Qualification Criteria** * Combined gross monthly income must equal at least **2.5 times the monthly rent**. * Income may be combined for a maximum of **TWO APPLICANTS ONLY**. * All adult occupants must complete an application and be approved. * Credit history, rental history, employment verification, and background screening will be reviewed. * Additional financial documentation and proof of reserves may be requested. * Minimum initial lease term of **12 months**. Multi-year lease terms are welcome. **Property Standards** This home is located in a quiet residential neighborhood and is intended for respectful residential use. Large parties, event hosting, excessive noise, repeated neighborhood complaints, property damage, unauthorized alterations, or any activity that interferes with neighbors' quiet enjoyment of their homes are prohibited. Tenants are responsible for the conduct of all occupants, guests, and visitors. Violations of noise, nuisance, occupancy, or property-use provisions shall constitute a **material breach of the lease and may result in immediate enforcement action, including lease termination, as permitted by California law.** * Minimum one-year lease required * Application fee required * Full credit check required * Proof of income required * No smoking permitted inside the home or anywhere on the property * Tenant shall be responsible for the cost of twice-monthly landscaping services. Landscaping services shall be provided by Landlord's designated gardener, and Tenant shall pay the gardener directly.
