Zillow DOES NOT do a good job describing the property. I own a Duplex. 527 and smaller 525 in back.… I have completed a LUXURY Garage Conversion that is really only big enough for 1. Visitors allowed but it is too small for 2. Wood Ceilings Luxury Skylight Bamboo Floor Stone Floor Smooth rock floor Marble kitchen Countertop and marble in the bathroom too. High end Desk/Bed that folds up for desk and down for bed. Box springs via wood. Bring your own mattress A new nicest Tile shower possible has just been installed. Bathroom expenditure to demo old and build luxury new is $15,000! I don't think you will find a nicer NEW Tile shower anywhere! No room for Dishwasher :( Sorry! Onsite shared washer and dryer. Shared with 3 other people Street parking Listing it now because i think i can have it ready on or near 8-1. Cleaners here Tuesday. I am cleaning up paint drops and i might add a second coat of paint on 1 wall. There is baseboard in the bathroom that needs to be replaced. It is 97% done. Will be 99% by Tuesday and 100% by 8-1 Crazily they are repaving our street on 7-28 through 7-30. All street residents are parking elsewhere. So, you will be parking a couple blocks away and walking if you view during that time. I am available for questions. Previous tenant had 2 lively cats. I did take care of them when she was gone. Cats and dogs and boyfriends and girlfriends cause wear and tear on everything. The place is too small for 2. But i am not going to have rules about guests and parties. I would rather have viewing late Tuesday after cleaning but i have nothing to hide. Dust everywhere from builders. Frig and oven not cleaned. Floors dirty. Outside not organized completely but you can get a good feel for the place before cleaning if you want. Another Zillow weakness is listing Utilities. There are 3 units on the extra large lot. I live in 1. I rent the bigger one in front of mine. this Studio is at the end of the driveway. The bigger house gets the driveway parking. Monthly rental price: $1950 Utilities: Santa Barbara has gone crazy with costs!! 1. AC/Heater: NEEDED! Almost always on. Cost is $100 a month 2. Internet: $25 per month. Professional earthquake proof rack. Wifi last few feet. Frontier Fiber sharing with 2 other properties onsite 3. Cox TV via underground cable connection and inside wiring. All movie channels. Deluxe package. $80. Costs $310 but you will be sharing via expert cabling between units. 4. Water, Sewer and Trash: Way too expenisve. Like $300! Your part is $75 So $280 total. ZERO profit in that. In fact i will have to pay for EXPENSIVE cabler to run fiber through the conduit with pull rope and then do inside wiring to where you want your TV. That will cost me $2-300. Won't cost you anything.
