Rental Application Screening Criteria Applications will be accepted beginning Friday, July 3, 2026 at 12:00 PM Pacific Time. Applications submitted before that time will not be reviewed before the application opening time. All applications and screening must be completed through Zillow Rental Manager. Applications will be reviewed under Seattle's First-in-Time requirements. The first complete applicant household that meets all minimum screening criteria will be offered the rental agreement. A complete application requires, for every adult occupant age 18 or older: completed Zillow application, authorization for Zillow screening, payment of any Zillow application/screening fee, identity information required by Zillow, income/assets documentation, 24 months of rental/mortgage/housing history, pet information if applicable, and desired lease start date. Rent is $4,259/month. Applicant household must have verifiable gross monthly income of at least $15,000/month or $180,000/year, equal to about 3.52x rent. All lawful, verifiable income sources will be considered. For applicants using a voucher, subsidy, or housing assistance, the subsidy amount will be subtracted from rent before applying the income requirement. Each financially responsible applicant must have a minimum credit score of 700. Application may be denied for open bankruptcy, unpaid rental housing debt, unpaid prior-residence utility debt without payment plan, relevant unsatisfied court judgments, or false/unverifiable application information. Medical debt will not be used as a basis for denial. Applicant must provide at least 24 months of verifiable rental, mortgage, or comparable housing history. Application may be denied for outstanding landlord balances, documented material lease violations within the past 3 years, more than one late rent/mortgage payment in the past 12 months, or a final unlawful-detainer judgment within the past 7 years that may lawfully be considered. Eviction filings alone are not an automatic denial. Criminal history is not used as a minimum screening criterion for this Seattle rental. Up to 2 cats and up to 1 dog are allowed with a written pet agreement. Pets must be disclosed, housebroken, and not create nuisance, damage, or safety issues. A refundable pet damage deposit of $500 per household is required for approved pets. Assistance animals are not pets, and pet limits, pet deposits, pet rent, breed restrictions, and "no pet" rules do not apply to approved assistance animals. This is a non-smoking property. Smoking or vaping of any substance is not allowed inside the home, garage, or enclosed portions of the property. Applicant must be willing and able to begin the lease on August 1, 2026. If approved after August 1, 2026, applicant must begin the lease within 7 calendar days after approval unless otherwise agreed in writing. Applicant must be able to pay all lawful move-in charges, including first month's rent, security deposit, refundable pet deposit if applicable, and lawful fees. Payment timing, deposit limits, and installment rights will follow Seattle and Washington law. Applications will be time-stamped and screened one at a time in chronological order based on when a complete application is received through Zillow. If additional information is needed for an otherwise complete application, applicant will have at least 72 hours to provide it. If approved, applicant will have 48 hours to accept the rental agreement. Applications may be denied if applicant does not meet the written criteria, provides false or unverifiable information, omits material information, fails to authorize screening, or fails to provide required documentation within the allowed timeframe.
