Tenant is responsible for all utilities, including water, sewer, gas, electric, and trash service. All required utility accounts must be transferred into the tenant's name before the move-in date, and proof of transfer may be required. Security deposit must be paid in full prior to the move-in date. First full month's rent is due prior to move-in and must be received before possession of the property is granted. No Smoking No pets Illegal drugs and illegal activities are strictly prohibited on the premises. Any violation may be grounds for immediate lease enforcement and possible termination. Lawn maintenance is the tenant's responsibility. The tenant is required to keep the lawn properly mowed and maintained throughout the tenancy. Because the property is a duplex, the tenant may arrange with the occupant of the other unit to share responsibility and costs for maintaining both the front and back yard; however, failure to maintain the lawn remains the tenant's responsibility regardless of any private arrangement with the neighboring tenant.
