Lease terms

Minimum 12-month lease required. Rent due on the 1st of each month. Rent is considered late after 11:59 PM on the 3rd day of the month. Late fees will be assessed in accordance with the lease agreement and Texas law. Security deposit required prior to move-in. PROPERTY CARE Tenant shall maintain the property in a clean and sanitary condition and promptly report maintenance concerns. Excessive clutter, accumulation of trash, property damage, or conditions that may attract pests are prohibited. Lawn care and exterior maintenance responsibilities will be outlined in the lease agreement. PROPERTY INSPECTIONS To help maintain the property and address maintenance needs proactively, routine property inspections are scheduled for the first Saturday of each month at approximately 7:00 PM. Landlord will provide notice of entry in accordance with the lease agreement and applicable Texas law. Inspections are intended to verify property condition, identify maintenance concerns, and ensure lease compliance. PARKING Parking is permitted in designated driveway. No inoperable, abandoned, unregistered, or commercial vehicles may be stored on the property without written approval. PET POLICY Pets may be considered on a case-by-case basis. Additional deposits, fees, breed restrictions, and pet screening requirements may apply. Unauthorized pets are prohibited. SMOKING POLICY No smoking, vaping, or use of tobacco products is permitted inside the home. APPLICATION REQUIREMENTS Applicants will be evaluated using a combination of the following criteria: Verifiable household income generally equal to at least (2.5) times the monthly rent. Satisfactory credit history. Positive rental history and landlord references. No outstanding landlord judgments or unpaid housing-related debts. Background screening for all adult applicants. No prior evictions within the previous five (5) years, subject to applicable law and individual review.
