Lease terms

No Smoking Smoking or vaping of any substance is strictly prohibited inside the residence, garage, balconies, patios, and anywhere on the property. Pet Policy Pets are permitted only with the Landlord's prior written approval. No pets may be brought onto the property before written approval is granted and the lease is signed. If approved, Tenant agrees to pay a $50.00 monthly pet fee for each approved pet. Unauthorized pets are considered a violation of this Lease. Rental Application Process Submit Application Each adult (18 years or older) must complete a rental application and pay the $35.00 non-refundable application fee. Application Review Applications will be reviewed, including tenant screening, income verification, rental history, and other qualifying criteria. Lease Preview If the application is approved, the prospective tenant will receive a copy of the lease to review before signing. Move-In Costs If the prospective tenant decides to move forward after reviewing the lease, the required move-in costs must be paid: Last Month's Rent: $4,000.00 Security Deposit: $2,000.00 Lease Signing After the required move-in costs have been received, the lease will be finalized with signatures from both the Landlord and Tenant. The lease becomes effective only after it has been signed by all parties.
