No illegal activities on the premises. No subleasing without landlord's written approval. 7. LEASE VIOLATION & TERMINATION POLICY If complaints are received regarding noise, disruptive behavior, property damage, or lease violations, the landlord will issue a written notice specifying the issue and allowing a reasonable opportunity to correct it. If the issue is not resolved, the landlord may initiate lease termination in accordance with the Seattle Just Cause Eviction Ordinance and Washington State Landlord-Tenant Laws. Landlord must provide proper notice and follow legal eviction procedures before removing a tenant. 8. NOTICE REQUIREMENTS Month-to-Month Leases: Landlord must provide 60 days' notice for non-renewal or termination. Fixed-Term Leases: Tenant must provide 30 days' notice before lease expiration if not renewing. Early Termination: Allowed only under legal Just Cause reasons per Seattle law. 9. ENTRY & INSPECTIONS Landlord must provide at least 2 days' written notice before entering the unit for inspections, repairs, or non-emergency reasons. In case of emergency, the landlord may enter without notice but must document the entry. 10. LEGAL COMPLIANCE Tenant agrees to comply with all local, state, and federal laws. Any illegal activity or lease violation may result in termination following Seattle Just Cause Eviction Ordinance procedures.
