Costs, fees, and lease terms

Lease terms

This is a 12-month lease beginning on the agreed move-in date and ending one year later. Rent is $3,000 per month and is due on the 1st of each month. A grace period is provided through the 5th of the month. Late payments are subject to a $100 late fee plus $25 per day until paid in full. Security Deposit: A security deposit equal to one month's rent ($3,000) is required prior to move-in. Pets: One pet is permitted with landlord approval. A $300 non-refundable pet fee and $50 monthly pet rent apply. Tenants are responsible for any pet-related damage, cleaning, odor remediation, or repairs. Smoking Policy: Smoking, vaping, marijuana use, and all other forms of smoking are strictly prohibited inside the home and anywhere on the property. Any cleaning, restoration, or odor-removal costs resulting from smoking may be charged to the tenant. Parking: Up to three vehicles may be parked on the property in designated driveway and garage areas. Street parking must comply with all local regulations. Utilities: Landlord pays water, sewer, and trash service through The Colony Utilities. Tenant is responsible for electricity, internet, and any other services desired. AT&T Fiber is available in the area and is recommended. Renter's Insurance: Tenant must maintain renter's insurance throughout the lease term with a minimum liability coverage of $300,000 and provide proof of coverage prior to move-in. Property Maintenance: Landlord provides routine lawn care, including mowing, edging, weed control, tree trimming as needed, and quarterly preventative pest control services. Tenant is responsible for maintaining the property's cleanliness, replacing HVAC air filters every 90 days, promptly reporting maintenance issues or water leaks, and keeping the yard free of trash and pet waste. Occupancy & Guests: Only approved occupants may reside in the home. Guests are welcome but may not stay more than 14 days within any 30-day period without prior written approval. Move-Out Requirements: At the end of the lease, tenants must return all keys and garage remotes, remove all personal property, provide a forwarding address, and leave the home in clean condition. Cleaning, repair, or replacement costs beyond normal wear and tear may be deducted from the security deposit.
