Lease Terms and Requirements:
One-year lease term. Security deposit is a minimum of $2,000. Tenant is responsible for all utilities. To provide a year round professional lawn care we will add $90 per month (subsidized) so you can enjoy maintenance-free living. No admin or HOA fees. Renter's insurance with liability coverage is required and there is absolutely no smoking allowed in the house.
Pet Policy:
Pets are welcome with a $300 nonrefundable pet fee and $35 per month pet rent per pet. Breed restrictions apply. Tenants must provide current veterinary records showing the breed, age, weight, license number, and rabies shot date.
Application Process:
To save time and effort, please provide as much information as possible upfront. We prefer a credit score of 640+, though scores below average are not an automatic disqualification but will require a higher security deposit of up to two months. Evidence of stable monthly household income of at least 3 times the rent is required to qualify. Applicants must have no prior evictions. We accept rental applications submitted via Zillow, Hotpads, or Trulia. All adults over 18 must apply, as we perform a background check, rental history check, and income verification.
