Lease terms

Owner pays for water and garbage. Tenants to pay gas/electric & choice of tv/internet. Each unit of duplex is entitled to a 1 stall shared garage with the other unit. No smoking allowed. Each unit is allowed up to 1 small dog, however, there is an additional monthly charge of $25 added to the lease payment. Lease Term: 8 months + Lease Start Date: Sept 15th May 31st (If tenant wishes with the agreement of the landlord to extend the lease 1 year past end of lease date will be an option to be discussed during the Spring of 2027) Application Process: Brief phone screen & if we see a good fit then move on to showing the property + full application & background check. We opt to do it this way to save prospective renters time (by not touring property after property) and our time as property managers. See additional criteria below. Application Criteria: Currently not accepting Section 8 vouchers. Currently not accepting zillow applications. 1. Verified combined gross combined income of all tenants must be 2.5x monthly rent (2.5 x $1,500= $3,750/mo) 2. NO evictions/bankruptcies/foreclosures on record Last 7 years 3. Clean background check. A full background check and credit check will be completed. 4. Good references from past landlords and employers 5. Stable employment history 6. Application fee is $25-$40 (due after pre-screening upon official application submission)
