Lease terms

HOA: Located in a quiet HOA community (No additional HOA fees for the tenant). Parking: Available and included in the base rent (attached garage). Smoking Policy: Strictly outdoor smoking only (permitted on porches, patios, and yards at least 10 feet away from the building). Pets: Approved Appliances Included Refrigerator, Oven/Range, Microwave, and Dishwasher. In-unit Clothes Washer & Dryer. (Note: No additional storage units provided. Lease Terms & Financials Monthly Rent: $2,200 (Due on the 1st of every month via direct deposit). Late Fees: Payments received after the 5th of the month will incur a $100 penalty. Lease Duration: July 1, 2026 June 30, 2027. Security Deposit: $2,250 (May be used for cleaning/damages; returned within 15 days of vacating). Utilities & Services Included in Rent: Trash removal. Tenant Responsibilities: Electricity: Duke Energy (Account setup and monthly costs paid by tenant). Water/Sewer: Orange County Utility (Account setup and monthly costs paid by tenant). Tech/Media: Tenant sets up and pays for their own Telephone, Cable TV, and Internet. Payment Timing: Tenant must pay utility bills within 15 days of billing and must keep utilities active throughout the lease term. Tenant Requirements & Rules Renter's Insurance: Tenant must maintain a renter's insurance policy ($20,000 minimum coverage) naming the Landlord as an interested party. Proof of insurance is required prior to move-in. Residential Use Only: The property is strictly for residential living. No commercial business operations or illegal activities. Only approved leaseholders may reside here. No Subleasing or Airbnb: Subleasing or listing any part of the home on short-term rental platforms (Airbnb, VRBO, etc.) is strictly prohibited and is grounds for immediate lease termination. Maintenance & Care: Tenants must keep the property clean, safe, and sanitary, dispose of waste properly, and return the home in its original condition (minus normal wear and tear). No Unauthorized Alterations: Painting, changing fixtures, or installing new wiring/cabling requires written landlord approval. Unauthorized changes must be restored at the tenant's expense. Community Consideration: Quiet enjoyment is a priority. No excessive noise or behavior that disrupts neighbors. Joint Liability: All individuals signing the lease share full, joint financial and behavioral liability for the agreement.
