LEASE TERMS & DETAILS Rent: $4,000 / month Security Deposit: $4,000 (100% refundable; due at lease signing along with 1st month's rent. APPLICANT SCREENING CRITERIA Income: Proof of verifiable employment or source of income. Combined gross monthly income must be at least 3x monthly rent ($12,000/mo). Credit: Minimum credit score of 700+ with a strong payment history. Applicants with active charge-offs, unpaid debts, or recent delinquent payments may be denied. Rental History: Strong references from prior landlords required. No prior evictions or documented comply/vacate notices on applicant's record. APPLICATION & SEATTLE FIRST-IN-TIME COMPLIANCE Required Documents: Government-issued photo ID, 2 most recent pay stubs (or verifiable proof of income), and contact information for current/prior landlord references. Language & Accommodation: Applicants may request additional time to complete an application if needed for meaningful language access or a disability-related accommodation. Applications are evaluated in the order received, and tenancy will be offered to the first qualified applicant who submits a completed application with all required documentation. Applications will be made available to prospective tenants after viewing the home.
