Water is included in the rent; tenant is responsible for electricity and trash pickup. No smoking is permitted inside the home. All adults (18+) who will reside in the home must complete a separate application, pay a $50 application fee, and pass screening. Applicants must provide copies of their last two months' pay stubs for income verification and must have a household income of at least three times the monthly rent. No eviction filings within the past five years will be accepted. A security deposit equal to one month's rent is required; however, up to two months' rent may be required based on credit and background screening results. Pets are conditional and subject to owner approval, limited to pets under 25 pounds, with a one-time, non-refundable pet fee of $350 per approved pet.
