Lease terms

Lease term: 12 months. Rent is due on the 1st of each month. Security deposit: $2,500. Tenants are responsible for all utilities, including electricity, water, sewer, garbage, internet, and any other services used during the tenancy. No smoking or vaping inside the home or garage. Pets may be considered with landlord approval. Additional pet deposit and/or pet rent may apply. Renter's insurance is required before move-in and throughout the lease term. First month's rent and security deposit are due prior to move-in. Applicants must complete a background, credit, and eviction screening. Minimum credit score of 680 and verifiable income of at least three times the monthly rent are preferred. Occupancy is limited to approved residents listed on the lease. Quiet enjoyment of neighboring properties is expected. Excessive noise or illegal activity is prohibited. Landscaping and yard maintenance are the tenant's responsibility unless otherwise agreed in writing. No subleasing without the landlord's written consent.
