Lease terms

Lease term: 12 months Lease Start Date: TBD Lease End Date: 1 year after start date. Monthly Rent Monthly rent: $1750 Rent is due on the first day of each month. Security Deposit Security deposit: $1750 The security deposit will be handled in accordance with applicable Ohio law. Ohio law generally requires itemized notice of deductions and return of any amount due within 30 days after termination of the rental agreement and delivery of possession. Utilities and Services Responsibility for utilities and services will be designated below: Water/Sewer: Tenant Gas: Tenant Electricity: Tenant Trash Disposal: Tenant Any utility that is the Tenant's responsibility must be placed in the Tenant's name when required and paid directly by the Tenant unless otherwise stated in the final lease. Pets Pets: Allowed If pets are allowed: not permitted to be housed outdoors or chained outside on property. Maximum number of pets: 3 Permitted pet(s): dogs, cats, and service animals/ ESA's Pet deposit/fee: $250 Monthly pet rent, per pet: $35 Tenant is responsible for any damage caused by a pet beyond ordinary wear and tear, subject to applicable law and the terms of the final lease. Assistance animals and service animals will be accommodated as required by applicable law. Smoking Smoking at the property is: Permitted only in designated areas: outside Any additional conditions or restrictions will be stated in the final lease. Property Condition The property will be provided in reasonably clean and habitable condition at the beginning of the tenancy. Tenant agrees to maintain the premises in a safe and sanitary condition and to promptly notify Landlord of needed repairs or maintenance. Ohio law establishes certain maintenance obligations for both landlords and tenants. Occupancy Approved Tenant(s) only. The property shall be used as a private residence and shall not be used for unlawful purposes or in a manner that creates unreasonable disturbance or damage to the property. Maintenance and Repairs Tenant agrees to keep the property reasonably clean and sanitary, properly dispose of trash and waste, and avoid intentional or negligent damage to the property. Landlord will be responsible for repairs and maintenance that are the Landlord's responsibility under Ohio law and the final lease agreement. Entry Landlord may enter the property as permitted by Ohio law for purposes such as repairs, maintenance, inspection, or showing the property. Ohio law generally presumes 24 hours to be reasonable notice when notice is required, absent circumstances indicating otherwise. Acknowledgment These terms are intended as a summary of the proposed rental arrangement. The parties will execute a final written lease agreement containing these terms and any additional provisions required by the parties or applicable Ohio and Huber Heights requirements.
