Lease terms

Additional Lease Terms and Tenant Responsibilities Monthly rent is $4,500.00. Tenant is responsible for paying $30.00 per month directly to Efland Trash Service. Tenant shall place all electrical services in their name prior to occupancy and maintain continuous electrical service throughout the lease term. Tenant shall purchase the propane remaining in the tank at the time of occupancy (amount to be determined) and will be responsible for maintaining an adequate propane supply during the tenancy. Tenant is responsible for replacing batteries in all smoke detectors and carbon monoxide detectors every six (6) months and as needed. Mowing and lawn maintenance requirements mowing and weeding. If the tenant agrees to maintain the yard and grounds, a negotiated rental discount may be considered (amount to be determined). Property insurance on the dwelling will be maintained by the property owner. Tenant is encouraged to obtain renter's insurance to protect personal belongings, as the owner is not responsible for loss or damage to tenant's personal property. The property owner reserves the right to inspect the property with a minimum of twenty-four (24) hours' notice to the tenant, except in cases of emergency. Tenant agrees to maintain both the interior and exterior of the home in a neat, clean, and sanitary condition at all times. One outdoor dog is permitted. Any additional pets must receive prior written approval from the property owner. A credit check and criminal background check are required for all prospective tenants. Approval is subject to satisfactory screening results.
