Lease terms

Initial lease is a twelve-month duration; intent to vacate is required at least 60 days in advance Monthly payment of $2800 is due on the first, late on the fourth; strongly recommend auto-payment via ACH or Zelle A fee of $250 will be charged for late payments and insufficient funds Upon execution of lease, one month's rent, security/damage deposit of $2800 and Condo Association move-in fee of $200 is due Electricity, cable, internet is responsibility of lessee; water, gas, sewer, garbage/waste, washer/dryer (not in unit), and one covered parking space is included in rent Verifiable gross income to annual rent ratio should be 30% or less Credit Score 725 or greater with accompanying credit report supplied by Experian, Equifax, or TransUnion; credit report must be dated within 4 weeks of application Acceptable background check for each occupant; non-refundable and PDF must be dated within 4 weeks of application Employment verification letter stating employment start date and either annual salary or hourly amount with average number of hours per month Rental references from last 2 landlords or other housing reference One dog less than 50 pounds is acceptable or cat with non-refundable pet fee of $250 payable over first 5 months of lease. Pet must be presented to landlord prior to lease execution for temperament check. Other pets may be considered. A non-refundable cleaning fee of $250 is payable over the first 5 months of lease payment terms are negotiable Proof of renter's insurance is required for possession Tenant(s) must abide by Harbor Hours Rules and Regulations and Terms of Lease
