Lease terms

Lease Term: This Lease Agreement begins on 15-March-2025 and ends on 15-March-2026, constituting a fixed-term lease. Should the Tenant wish to remain in the premises beyond the fixed term, this lease may convert to a month-to-month tenancy at the discretion of the Landlord, with all other terms and conditions remaining in effect. Either party may terminate the month-to-month tenancy with a written 30-day notice. Early termination of the lease by the Tenant without proper notice or justification may result in liability for rent until the property is re-rented or the lease term ends, whichever occurs first. Security Deposit: The Tenant shall pay a security deposit of $3000 to the Landlord prior to occupying the premises. The deposit will be held to cover damages beyond normal wear and tear, unpaid rent, or other lease violations. The Landlord agrees to return the remaining deposit balance within 30 days after the Tenant vacates the premises and returns all keys, provided the premises are left clean and undamaged. An itemized statement detailing any deductions will be provided to the Tenant. The security deposit shall not be used as the last month's rent unless expressly agreed to in writing by the Landlord. Late Fees: Rent is due on the 1st of each month. A 5-day grace period will be provided. If payment is not received by the 5th date after the grace period, a late fee of $30 will be assessed. Continued failure to pay rent on time may result in additional fees and legal action for eviction. Maintenance Responsibilities: The Tenant(s) shall, at their own expense and at all times, maintain premises in a clean and sanitary manner, and shall surrender the same at termination hereof, in as good condition as received, normal wear and tear excepted. The Tenant(s) may not make any alterations to the leased premises without the Landlord's consent in writing. The Landlord shall be responsible for repairs to the interior and exterior of the building. Suppose the Premises include a washer, dryer, freezer, dehumidifier unit, and/or air conditioning unit. In that case, the landlord makes no warranty for repairing or replacing units if one or all fails to operate. The Landlord will place fresh batteries in all battery-operated smoke detectors when the Tenant(s) moves into the premises. After the initial placement of the fresh batteries, the Tenant(s) must replace the batteries when needed. A monthly "cursory" inspection may be required for all fire extinguishers to ensure they are fully charged.
