Lease terms

1. Minimum Lease Term The initial lease term shall be a minimum of twelve (12) months. No lease term shorter than one year shall be permitted unless agreed to in writing by Landlord. 2. Renters Insurance Requirement Tenant shall maintain renters insurance throughout the entire lease term and any renewal period. Coverage must remain active at all times during occupancy. Tenant shall provide proof of active coverage prior to move-in and upon Landlord's request during the lease term. Failure to maintain renters insurance or provide proof of coverage within ten (10) days of written notice from Landlord shall constitute a lease violation and result in a noncompliance fee per occurrence. Continued failure to maintain coverage may constitute a default under the Lease. 3. Utilities Tenant shall be responsible for establishing and paying all utilities serving the Property, including but not limited to electricity, gas, water, sewer, trash, internet, cable, and any other services used during the tenancy. 4. Landscaping and Lawn Maintenance Tenant shall maintain the lawn, landscaping, shrubs, flower beds, trees, and irrigation system in a neat, healthy, and well-maintained condition. At Tenant's option, Landlord may provide landscaping service for an additional fee per month, which shall be added to the monthly rent and paid with each rent payment. 5. Pest Control Tenant shall be responsible for routine pest control treatment and prevention throughout the lease term and shall maintain the Property in a condition that does not attract pests. 6. HVAC Filter Maintenance Tenant shall replace HVAC air filters at least every ninety (90) days, or more frequently if required by the manufacturer's recommendations or operating conditions. Tenant shall be responsible for any damage to the HVAC system resulting from failure to properly maintain filters. 7. Late Rent Fee Rent is due as specified in the Lease Agreement. If rent is not received by the due date and any applicable grace period provided by law or the Lease Agreement, Tenant shall pay a late fee of Seventy-Five Dollars ($75.00) for each late payment. 8. No Smoking Policy Smoking, vaping, or the use of any tobacco, or similar product is strictly prohibited inside the dwelling, garage, and any enclosed area of the Property. Tenant shall be responsible for all costs associated with cleaning, deodorizing, repainting, replacing flooring, or repairing damage caused by smoking in violation of this provision. 9. Pets Pets are permitted only with prior Landlord approval. Tenant shall pay: A non-refundable pet fee/deposit of Two Hundred Fifty Dollars ($250.00). Monthly pet rent of Ten Dollars ($10.00) per approved pet. Unauthorized pets are prohibited and constitute a lease violation. 10. Vaccination Requirements Tenant shall provide current vaccination records for all pets as required by applicable law. Dogs and cats must have proof of current rabies vaccination before occupying the Property and throughout the lease term. 11. Breed Restrictions Aggressive dog breeds and mixes are prohibited. Restricted breeds include, but are not limited to: Pit Bull-type breeds American Staffordshire Terrier Staffordshire Bull Terrier Rottweiler Presa Canario Wolf Hybrid Any dog with a history of biting, aggression, or threatening behavior is prohibited regardless of breed. Landlord reserves the right to deny, revoke, or withdraw approval for any pet that poses a safety risk to persons or property. 12. Tenant Responsibility for Damages Tenant shall be responsible for any damage caused by Tenant, Tenant's occupants, guests, invitees, or pets beyond ordinary wear and tear.
