Applicant Requirements All adult applicants are subject to credit, background, rental history, and reference checks. We generally work with applicants with a credit score of 700 or above. Final approval is subject to the landlord's rental criteria and applicable Fair Housing laws. Utilities Tenant is responsible for all utilities associated with the property, including: Electricity Water and sewer Gas Pets Pets are subject to prior landlord approval. $500 one-time non-refundable pet fee per pet $50 additional monthly pet rent per pet Tenant is responsible for any damage caused by pets. No Smoking No smoking is permitted anywhere on the premises. Lawn & Exterior Maintenance Tenant is responsible for maintaining the property and yard throughout the lease term, including: Regular mowing Trimming bushes and shrubs Weed control Keeping the yard and exterior areas neat, clean, and properly maintained Filters & Routine Maintenance Tenant is responsible for regularly changing: HVAC/air filters Water filters, where applicable Filters must be replaced according to the manufacturer's recommended schedule to help keep the home's systems properly maintained.
