Lease terms

Rent: $1850 per month * Lease Term: 13-month lease * Security Deposit: $1850 (equal to one month's rent) * Application Required: All applicants 18 years and older must complete an application and pass a credit, criminal background, and eviction history screening. * Income Requirement: Combined gross monthly income must be at least three (3) times the monthly rent. * Lease Termination: If the lease is terminated early without legal justification or written agreement, the tenant will be responsible for an early termination fee equal to two (2) months' rent, subject to the lease terms and applicable Florida law. * Notice to Vacate: A minimum of 30 days' written notice is required prior to the end of the lease term. * Utilities: Tenant is responsible for all utilities, including electric, water, sewer, trash, internet, and any other applicable utility services. * Utility Confirmation: Proof that required utility accounts have been established in the tenant's name is required before lease signing and move-in. * Lawn Care: Tenant is responsible for maintaining the lawn throughout the tenancy. Professional lawn service may be available for an additional monthly fee upon request. * Renters Insurance: Proof of active renters insurance is required prior to move-in and must be maintained throughout the lease term. * No Smoking: Smoking and vaping are strictly prohibited anywhere inside the home. * No Pets: Pets are not permitted. * Move-In Requirements: Before keys are released, tenants must provide a signed lease, security deposit, first month's rent, proof of renters insurance, utility confirmation, and complete a move-in inspection. * Occupancy: Only approved occupants listed on the lease may reside in the home. Subleasing and short-term rentals are not permitted.
