Lease terms

Lease Terms Minimum Stay: 30 days (longer stays welcome). Lease Length: Flexible - 1, 2, 3 or 4 months options available (ending October 30th). Security Deposit: Required before move-in and refundable after move-out, less any damages beyond normal wear and tear. Rent: Due monthly in advance. Late fees may apply if payment is not received by the due date. Utilities: Water, electricity, gas, trash, high-speed Wi-Fi, and routine landscaping are included up to reasonable monthly usage. Excessive utility usage may incur additional charges. Cleaning: Property is professionally cleaned before arrival. For stays longer than 30 days, guests are responsible for maintaining cleanliness during their stay. A move-out cleaning fee may apply. Occupancy: Maximum occupancy is limited to 8 guests. Additional occupants require prior approval. Pets: Allowed with prior approval. A pet fee and/or refundable pet deposit may apply. Guests are responsible for any pet-related damages. Smoking: No smoking or vaping inside the property. Smoking is permitted only in designated outdoor areas, if applicable. Quiet Hours: Please respect neighbors by observing quiet hours from 10:00 PM to 8:00 AM. Maintenance: Guests should promptly report any maintenance issues. The owner or property manager may enter the property with appropriate notice, except in emergencies. Cancellation & Early Termination: Early termination may be subject to lease terms and applicable notice requirements. Any refunds are governed by the signed lease agreement. Parking: Parking is available for designated vehicles only. Commercial vehicles, RVs, and trailers require prior approval. Background Screening: Depending on the length of stay, guests may be asked to complete a rental application and background screening before the lease is finalized. Compliance: Guests agree to follow all community rules and local laws throughout their stay.
