TENANT SCREENING DISCLOSURE NOTICE Required Notice Under RCW 59.18.257 Property: 5193 LaBounty Rd, Unit #2, Ferndale, WA 98248 Landlord: Hilary Braun This notice is provided to you, the prospective tenant, before any information about you is obtained for tenant screening purposes, as required by Washington's Residential Landlord-Tenant Act (RCW 59.18.257). 1. Information That Will Be Accessed In evaluating your rental application, Landlord will review: - A consumer credit report - A background check, including criminal history and eviction history - Verification of income and employment - Rental history and references from previous landlords - The information you provide on your rental application 2. Criteria That May Result in Denial of Your Application Your application may be denied based on, among other things: - Verifiable income less than three (3) times the monthly rent - Unfavorable or insufficient credit history - Negative rental history or references, including unpaid balances owed to a prior landlord - Criminal or eviction history that raises legitimate safety, property, or financial concerns - Inability to verify your identity, income, or employment - Incomplete, false, or misleading information on your application - Exceeding the maximum occupancy of 2 persons (including children), or other failure to meet lease terms (e.g., no pets) 3. Consumer Reporting Agencies Used - Your credit report and background check are obtained through Zillow Rental Manager's tenant screening service, which uses the following consumer reporting agencies: Credit Report Experian Background Check (Criminal & Eviction History) Contemporary Information Corporation (CIC) If Landlord takes adverse action against you (including denial of your application) based in whole or in part on information in a consumer report, you have the right to: Request and obtain a free copy of the report from the consumer reporting agency that furnished it, if requested within 60 days of the adverse action; and Dispute the accuracy or completeness of any information in the report directly with the consumer reporting agency. 4. Comprehensive Reusable Tenant Screening Reports (CRTSR) Landlord does not accept Comprehensive Reusable Tenant Screening Reports. All applicants must complete Landlord's designated screening process through Zillow Rental Manager. 5. Screening Fee An application/screening fee is charged directly by Zillow as part of the online application process. This fee covers the cost of your credit report and background check and is paid to Zillow, not to Landlord. By submitting a rental application, you acknowledge that you received this notice prior to Landlord obtaining any tenant screening information about you.
