RENTAL APPLICATION AND MINIMUM SCREENING CRITERIA Property: 516/518 27th Ave Seattle WA 98122 Monthly rent: $2,250 Lease commencement: September 1, 2026 Lease term: 12 months Bedrooms: One Maximum occupancy: Two persons Parking: One off-street parking space included RENT AND UTILITIES The rental agreement and obligation to pay rent begin September 1, 2026. The tenant may physically take possession later, but delaying occupancy will not postpone or reduce rent. The tenant is responsible for all utilities. Utilities billed to the landlord will be billed back to the tenant at the actual applicable cost without markup. The rental agreement will identify each utility, billing frequency, and any allocation method used for a utility that is not separately metered. EQUAL HOUSING OPPORTUNITY All applicants will be considered using the same written criteria without discrimination based on any characteristic protected by federal, Washington State, or Seattle law. All lawful sources of income will be considered equally. Criminal history will not be requested or considered except to the limited extent expressly permitted by Seattle law. Any information prohibited by Seattle law will be disregarded. PROPERTY VIEWING REQUIREMENT At least one prospective adult household member must view the interior of the unit before submitting an application. A live virtual walkthrough or viewing by an authorized representative may be permitted when necessary as a reasonable accommodation or to provide meaningful access. Contact the landlord before applying to request an accommodation. The viewing is intended to ensure that applicants understand the unit's condition, features, rules, and lease terms. It is not an interview and will not be used to evaluate an applicant subjectively. APPLICATION PROCESS Applications will be processed according to Seattle's First-in-Time requirements. Applications will be recorded by date and time when complete and processed individually in chronological order. The first applicant household submitting a complete application and satisfying every published minimum criterion will be offered the unit. An application is complete only when: 1. The property-viewing requirement has been completed. 2. Every prospective occupant age 18 or older has submitted a complete Zillow application. 3. All occupants, including minors, have been identified. 4. All requested identity, income, and rental-history documentation has been provided. 5. The applicants have authorized the legally permitted screening. 6. The requested 12-month lease beginning September 1, 2026, has been confirmed. If an otherwise complete application requires additional information, the applicant will receive at least 72 hours to provide it. Additional time may be requested when needed for translation, disability accommodation, or other meaningful-access needs. A qualified applicant offered the unit will have 48 hours after receiving the offer to accept it. If the offer is not accepted within that period, the landlord may proceed to the next application. APPLICATION REQUIREMENTS Every prospective occupant age 18 or older must: * Submit a separate, complete application through Zillow Rental Manager; * Provide government-issued photo identification or other legally sufficient identity documentation; * Provide the requested income documentation; * Provide complete residential history for the preceding 24 months; * Authorize legally permitted credit, identity, income, eviction-record, and rental-history verification; and * Provide accurate and verifiable information. INCOME REQUIREMENT The household's combined gross monthly income must equal or exceed four times the monthly rent. For rent of $2,250, the minimum combined gross household income is $9,000 per month or $108,000 per year. All lawful and verifiable income sources will be considered equally, including employment, self-employment, contract income, retirement income, Social Security, disability benefits, investment income, child support, spousal maintenance, housing assistance, vouchers, subsidies, and other lawful sources. When a housing subsidy or voucher pays part of the rent, the subsidy will first be subtracted from the monthly rent. The four-times-income requirement will then be applied only to the applicant household's remaining monthly rental obligation. Acceptable documentation may include: * The two most recent pay statements; * A verifiable employment or offer letter stating compensation and start date; * Recent tax returns or 1099 forms; * Self-employment accounting records; * Bank, brokerage, retirement, or benefits statements; * Court orders or official documentation of support payments; * Voucher or subsidy documentation; or * Other reliable documentation establishing the amount and expected continuation of lawful income. Income must be reasonably verifiable and expected to continue during the lease term. CREDIT REQUIREMENT Each applicant who will be financially responsible under the rental agreement must have a minimum credit score of 720, as reported through Zillow's screening service. An application may be denied for: * A credit score below 720; * Insufficient credit information to establish that the minimum score is met; * An unpaid balance, collection account, or unsatisfied judgment owed to a current or former housing provider; or * Materially false information concerning credit obligations. Information prohibited from consideration by applicable law will not be considered. RENTAL OR MORTGAGE HISTORY Applicants must provide at least 24 months of verifiable and satisfactory rental or mortgage history. During the preceding 24 months, the applicant must have: * No late housing payments; * No returned or dishonored housing payments; * No unpaid balance owed to a current or previous housing provider; * No unsatisfied judgment arising from a residential tenancy; * No documented material lease violation; * No termination of tenancy for material noncompliance with a rental agreement; and * No documented property damage beyond ordinary wear and tear for which an outstanding balance remains unpaid. An eviction filing by itself, without a final judgment establishing a material tenancy violation, will not automatically result in denial. ACCURACY AND VERIFICATION An application may be denied if: * The applicant materially falsifies, misrepresents, or omits requested information; * Identity cannot reasonably be verified; * Income cannot reasonably be verified; * Rental or mortgage history cannot reasonably be verified; * Required information is not provided within the applicable period; or * The applicant does not satisfy any published minimum criterion. GUARANTORS Guarantors and co-signers are not accepted. The applicant household must independently satisfy all published screening criteria. SMOKING Smoking and vaping are prohibited inside the unit. PETS Dogs are not permitted. Up to 2 domestic cats are permitted. A refundable pet-damage deposit of $562.50 is required for a household with one or more cats. This is the maximum pet deposit of 25% of one month's rent and is in addition to the standard security deposit. The pet deposit may be used only for tenant-responsible damage caused by an approved cat. The tenant has the right to pay the pet deposit in three consecutive equal monthly installments. Service and assistance animals are not pets. Pet restrictions and pet deposits do not apply to an animal approved as a reasonable accommodation. RENTER'S INSURANCE Before taking possession and throughout the tenancy, the tenant must maintain renter's insurance providing: * At least $100,000 in personal-liability coverage; and * At least $20,000 in personal-property coverage. The landlord's property insurance does not cover the tenant's furniture, electronics, clothing, vehicles, or other personal property. The tenant is responsible for selecting coverage adequate to replace their belongings following theft, fire, water damage, or another covered loss. MOVE-IN AMOUNTS First month's rent: $2,250 Last month's rent: $2,250 Refundable security deposit: $2,050 Refundable cat-damage deposit, if applicable: $562.50 Nonrefundable cleaning fee: $200 Additional landlord application or administrative fee: None Applicants and tenants retain all rights to pay deposits and last month's rent in installments as provided by Seattle law. No interest, surcharge, or additional fee will be imposed for exercising an installment right. Collection and retention of the security deposit are subject to a written rental agreement, a signed move-in condition checklist, trust-account requirements, and applicable deposit laws. ZILLOW APPLICATION AND SCREENING Applications will be submitted through Zillow Rental Manager. Zillow currently charges each applicant $35 for a reusable application that may be submitted to participating properties for 30 days. This fee is paid directly to Zillow; the landlord receives none of it and charges no additional application fee. The landlord accepts comprehensive reusable tenant screening reports submitted through Zillow Rental Manager. Zillow partners with Experian and Contemporary Information Corp. to provide its screening reports. Zillow applies filters intended to comply with applicable local tenant-screening laws. The landlord expects to access: * Identity information; * Credit report and credit score; * Address and rental history; * Income and employment information; * Eviction and other legally reportable civil housing records; and * Applicant-provided supporting documents and references. Criminal-history information prohibited by Seattle law will not be requested, used, or considered. Applicants have the right to obtain a free copy of a consumer report following an adverse action based on that report and to dispute inaccurate information with the applicable consumer reporting agency. ADVERSE ACTION If an application is denied, conditionally approved, or otherwise adversely affected based on screening information, the applicant will receive a written adverse-action notice stating the reason and providing the information required by Washington law. ACCOMMODATIONS AND MEANINGFUL ACCESS Applicants may request a reasonable accommodation for a disability or additional time or assistance needed for translation or meaningful access.
